Generation Rent is celebrating what it calls a “historic” 2025 after the Renters’ Rights Act became law, with the campaigning group promising to intensify pressure on landlords and agents throughout 2026.

In particular, it hails the end of Section 21 evictions, saying it is “no longer a mirage in the desert of promises to renters, it’s real, and it’s getting closer,” and describes the May 2026 implementation as “a moment to celebrate” and “a testament to the tireless campaigning of renters” after more than seven years of waiting.

But Generation Rent has made clear it is just the beginning. It is already mobilising around what it calls the “glaring gap” in the new law – the absence of rent controls – and vows to “push national and local governments hard on this issue” throughout 2026.

It has already collected over 50,000 signatures on a petition demanding limits on rent rises, which it delivered to Downing Street.

Generation Rent says one of its other priorities in 2026 will be energy efficiency improvements. With the Government’s Warm Homes Plan expected early in the new year, it is hoping to position itself as a watchdog for the 55% of rental properties that will require upgrades to meet EPC Band C by 2030.

Withheld deposits

It is also targeting deposit reforms next year after publishing research claiming that nearly a quarter of tenants have deposits “unfairly withheld,” with private renters allegedly losing out on £169m in interest.

The pressure group adds that the Scottish and Welsh elections in May 2026 will be another priority, as they are “key opportunities” to extract further commitments from politicians for the rental sector.
